First, if a building is in close proximity to lot lines or other structures, it may necessitate the use of fire-rated materials along its façade. Table 705.5 Fire-Resistance Rating Requirements for Exterior Walls Based on Fire Separation Distance in the 2024 International Building Code (IBC) details these requirements.
It states all occupancy groups must include fire-rated materials along their exteriors when a building is less than 10 feet from a lot line or other buildings. For certain occupancies and construction types, these requirements can extend up to 30 feet.
Another common instance for exterior fire-rated materials is when the building envelope creates conditions in which a fire could potentially spread to other parts of the building if a window or opening breaks. These return conditions require walls, windows and doors to have a fire rating.
For both conditions, exterior fire-rated glass is not necessarily required. But its use can help teams satisfy fire- and life-safety code requirements without compromising an open and occupant-focused aesthetic.
